I'm hoping someone else can add on to this answer or correct if there are mistakes. Check out this link: http://www.discoversikhism.com/sikhism/sikh_ardas.html Tu Thakur Tum Peh Ardas is not part of the actual ardas but precedes it. It's always read at the Gurdwara Sahib before the Ardas, but I believe it is optional when you do ardas on your own. I've always read it anyways.

Theekare For Dilees Sir... Is from the Dasam Bani Ang 131. It is not lines of the actual Ardas. I have actually never heard those recited. Have you heard them sung after or before the ardas? Perhaps they are sung lovingly in memory of Guru Teg Bahadur Ji depending on if the Gurdwara Sahib has historical relevance.
